Notes from Vendor - It was built in the early 2000’s I think. The section did belong to another before it was subdivided. That was a corner section so my house has road frontage. It was advertised to me as a 4/2. However I think its really only a 3/2 with what they consider a fourth bedroom only big enough for an office which is what I used it for. The front entrance opens into a lounge area. To the Left is the Master bedroom with ensuite. The lounge area then opens into the open plan living area. Dining, main lounge and Kitchen. The main bathroom splits the other two bedrooms at the back of the house. This is also where the laundry and separate toilet are. Off the main lounge is a covered alfresco area. This leads to a back yard and is a decent size for the area now after the change in building zoning. Since owning it, I have paved a little space to the right of the property as it was dead space. I had a gate installed and this area can be used as boat/trailer storage as it’s lockable. I’ve also had gas installed for the kitchen and heating in winter.

My idea is to move back in when the current tenancy is up. I think the house needs a little bit spent on it. It was painted and had new carpets put in when I bought it. But I think the walls need updating in colour and the carpets are cream and have tracking through them now. It’s been rented for the past 4 years so it has wear & tear on it. It has dark feature walls and they really need to be changed to something lighter.
After moving back in I want to paint it and get new carpets. I also think the bathrooms need updating. I would like to do this myself. Maybe. Not sure yet. The Kitchen is dated as well and kitchens sell houses. I’m just not sure what I can do.
That’s why I want to speak with an agent. I want to know how much I should spend on it to give me the most in return.
When ever I see a house advertised saying, “A good do-er upper” that says to me, it could go for a bargain. I need the most return as I need to move closer to my Son who lives in Wanneroo. So will be buying somewhere around that area. Selling it cheap will help me get rid of it, but won’t help me later on.
