Market Analysis<br></u></b><br>As Q3 of 2021 comes to an end, property price forecasts for 2022 and beyond are beginning to emerge from top analysts and companies within the real estate industry.<br><br>First off the block are QBE, who sponsor an annual report from BIS Oxford Economics. <a href="https://www.qbe.com/lmi/news/reports/housing-outlook" target="_blank">The report</a> primarily looks into the factors behind the explosive price growth over 2021, and what may affect price growth between 2022 to 2024.<br><br>In particular, the report singles out the <b>abrupt halt to migration</b> over 2020 as a large point of concern for analysts, who were predicting large property price declines over 2020-2021.<br><br>Instead, government support, low interest rates and changes in work habits led to property prices rising sharply.<br><br>Moving on to the forecasts, QBE expects the current rate of growth to slow down significantly over the next few years, but are predicting some additional upside for units:<br><br><img src="https://whichrealestateagent.com.au/blog/wp-content/uploads/2021/09/20210929newsletter2.png" style="max-height: 100%; max-width: 100%; float: none; width: 100%;"><br><i><br>Source: QBE</i><br><br>Sydney house prices are expected to grow only <b>+9.0%</b> over the remainder of 2021 to 2024, with the majority of those gains to be realised in 2022. <br><br>Notably, <b>units are expected to grow faster than houses in some cities</b> as QBE expects investors to return to the market and vacancy rates to fall as overseas migration returns over the next few years.<br><br>The biggest winner over 2021-2024 is set to be Canberra.
