Just a quick email to confirm that this property went under offer this morning. Building inspection was completed this afternoon and we have finance approval to get through next.

 A tough property to work on with outstanding building and plumbing certificates, I started to think I would never get it under contract 🤔

Anyway as long as finance goes through all will be well.

30 days for finance and then 30 days for settlement.

5/10/22nothing new to report, we have as a company done a little garden makeover, tried to freshen the look of the property. Unfortunately as it does not have final completion certificates for plumbing and building interest is low as this can be a costly exercise to complete, requiring a building surveyor etc. The vendor doesn't have the funds to have this done. The property will sit until a motivated and capable purchaser happens along

7/9/22  Good morning, absolutely nothing to report on this property. Very slow, no enquiries or interest currently. Our company is about to offer a small garden make-over to help with presentation of the property if the vendor agrees this will be done by our staff and at no charge to the client. We have sorted some issues with Sorell council who have made it quite difficult to get information. I drove the client to the council office and went in together to see what we could get out of them. Finally we have proof that the property is actually approved as 3 bedroom after much argument with council. I will keep you posted re: the garden make-over and will send some pics once it is done. Hopefully a bit of a tizz will make all the difference, street appeal speaks volumes. Regards Sandra.

3/8 No news to report at this time. Very low enquiry rate for this property. With a quieting in the market and the property not being fully approved by council this one may take some time. Next open home is booked for 13/08/2022

7/7 This property has been listed with me and will go live online next week. Unfortunately council will not advise freely of the number of bedrooms on plan. Government List Property Report states 2 bedrooms, yet upon inspection there is 3 bedrooms. Council have advised there are 2 x plumbing and 2x building certificates outstanding but will not provide further information without fees being paid to them. I will be advertising as not fully compliant with council as the vendor has no funds to proceed further with council. Great bones with loads of potential :)
