12/01/2023 - Brad: As yet I do not have any details for the tenants. I have rung Fletchers again yesterday and once again didn’t seem to get anywhere.

To vendor: "Any luck with the agency allowing me to call them and obtain the tenant’s details ? My fee is 1.5% + GST of the successful sale price. If sold at a level of $700,000, which is perhaps where the property might be valued (without obviously seeing inside) that would be a fee of $11,550 inclusive of GST. Marketing suggestion would be as attached totalling the $3000 mark. Prices certainly went up considerably through the las couple of years and I think that area hasn’t really such much decrease from the peak of the start of last year, price wise. I also attach some sale that were made in the last year in that immediate area as well."I have as you can see below given an estimate on pricing, fees and marketing.9/01/2023 - Brad: I have tried to contact Tayla today a couple of times with no luck sorry. Could you possibly email her and ask her to please forward me the tenant’s details and I can then organise directly with them (the tenants) to get through. Once I’ve had a look as to the state of things I can make suggestions and have opinions on price, fees and marketing.

5/01/2023 - Brad:  I have had an email response from the owner, and she directed me to the leasing agency which I have rung today. Fletchers in Cranbourne are back to work on Monday. They only wanted one to leave a message if it was a rental emergency. I’ll try again on Monday and let you know how I go.
