Yes, as said it was very difficult from the start. The beneficiary was and remained so distraught she wouldn’t communicate or even direct the executor, who was only appointed because she was a close friend and so, she didn’t want to make decisions herself!
Anyway we did our best and it might come back – I’ll let you know if it does.8/8/23** Leanne is not the beneficiary its now in the name of her niece not selling too emotionally attached to the house*****
2/1 Bayview was always problematic; a deceased estate where the 2 beneficiaries were too distraught to make decisions or become involved. A friend named Leanne Tunks was appointed executor, however she had enormous trouble gaining instructions. Then, only a couple of weeks in, one of the two beneficiaries also passed away in the UK and everything was put on hold. The home is well positioned and comfortable, but somewhat ‘tired’ and in need of considerable renovation to achieve an optimum price.

17/5/23- We've also conducted a few private inspections and are expecting an offer from the latest, yesterday. The executors insisted on an advertised price of $1,048,000; which we believe is uncompetitive given there are 3 much larger homes for sale in the street offered at like figures. There are also 3 in the adjoining street, all 4 bed, renovated and offered around the $mil mark. We have carried out a new CMA to discuss with the executors and are recommending a revised price of about $950,000, given the feedback we receive and the expressed need for renovation. The executor is kept aware of all activity and is updated with a weekly written report
9/5/23 We had about 5 groups through the 1st open last Saturday; got an offer but too low and we’re working on him.
Two of the others were pretty keen, but not at $1,049,000 our vendor insists is the advertised price.Listed Last Checked - 7/5 Listed by our referred agent/s
19/4 Unfortunately, one of the two beneficiaries of this estate property died suddenly and has put our planned marketing campaign on hold. We have been instructed not to commence any photography or even visit the property, until the legal situation is sorted - we expect an update this week.
