I spoke with the sales team and they are in agreeance with me that the home would be worth in the vicinity of $2m – $2.2m, due to 4-5 key points we spoke about yesterday. The flooding is a material fact and does have to be disclosed to all prospective buyers. This may deter some. The combined insurance for the home, building, contents and flood would be north of $10,000 annually, which is quite expensive.
