8/9/23 Adrian said client now wants 3.5 mill he is burning the market ****


8/8/23** Value generals is 2.2mill for land  plus needs another 400k for the build to take it to 3mill

15-6 Adrian: Has another meeting today (Adrian going on 12/7 coming back on 31st)

Adrian: 9/6/23- He is a character, the point I was also trying to make him understand is stock is low at the moment and later when the interest rates ease is when we are expecting the market to be flooded with properties and the prices will correct.



He really needs to get it in the market either end of July or August

2/6/23-Hi Vicki, I have spoken with Adrian and we feel that he may be at a different level on price expectation than we believe it's worth (quite a bit). Thanks Vicki, yer sorry I doubt it would be half that? We sold the property next door so know area well..Adrians place has highway noise, an oridanry house, sloping land, no ocean views...please dont pass this onto him but we strongly feel hes dreaming above $3m?

Hi Vicki, I know Adrian. I don't think it's a property I can help on. I have been to his house before and he had expectations of 4-5mill.

But it's probably a 1.5-2 on a good day. I'll give him a call and see if his expectations have moved and get back to you.

Vicki, he took it to market last year with a Byron agent price guide started at $3.5 then before auction quote price $3mill.
