21/8/23 - Contacted and discussed property over the phone as well as to gain information noting it is tenanted. Marcus was at a viewing at the time of the call. I have followed up with an email report showing recent comparable sales. By the tone of the conversation, although they wouldn't tell me their price goal, it does sound that they are seeking a figure above market value in order to buy something bigger and better for their family in North Perth.
