REFERRAL IS 5 YEARS OLD - CANNOT CLAIM REFERAL FEE
* Vendor non responsive, listed w/ referred agent but didn't sell, market was slow
26/09/19: Sent vendor messages to follow up if selling, no response
15/08/18: Agent Troy advised, "After a very confusing couple of days where Doreen didn’t really know what she wanted to do she’s just withdrawn the property from sale. No real explanation why."
24/07/18: Agent Troy emailed, "To be honest the sale isn’t going great. The Glen Alpine market has slowed significantly. It doesn’t mean that it’s dropping in price it simply means the market has gone back to where it was 5 years ago and it took a lot longer to find a purchaser for a home in Glen Alpine – my last 2 sales the DOM has been 118 days and 91 days respectively – However it must be stated and I’ve told Doreeen this – when the market was super red hot the DOM in glen alpine never got below 56 days. But people, ie; neighbours, friends and family have this false perception that everything sells in a week or two. Doreen that pretty much thrown in the towel at this stage, she’s talking about withdrawing the property and staying another 7 years. The biggest challenge we have is that the area she wants to move to is still moving and moving fairly fast, average days on market there are about 28. We have had some good inspections and good feedback, I did have a couple very keen however they had to sell their property and have removed it from the market as they were unable to sell it.
The home is saleable, there’s just not many buyers around making a commitment. The last sale I basically resurrected a buyer from 2 years ago that had planned on waiting longer and he purchased a property nearby but for a lot less than we’d originally hoped as the owner was committed elsewhere and had to sell. She has family staying with her at the moment so she’s not wanting any open homes. I’m trying to keep her hopes up but she gets herself down pretty quickly.
I’m going to have a chat with them about adjusting from a fixed price to a price guide to see if we can spark some more interest. Happy for you to give her a catch up call and see if you can spark her back up again."
