* Vendor & agents responsive, property was listed w/ a referred agent but did not sell
26/09/19: Spoke to Ray (vendor), still tenanted. not looking to do anything atm. Check back in 6 months.
29/10/18: Agent Marilyn Thurtell emailed, "Just wanted to touch base to confirm that 1 Cooloola Lane, Forest Lake has now been withdrawn from market. Unfortunately the market just isn't going to achieve the price for our Vendor."
25/09/18: Ray (vendor) emailed, "Unfortunately things are not as we hoped. We put our house on the market based on achieving a sale price of around $380k (This was the estimated appraisal from the agent). We were then told that we need to drop our price in order to sell. It is now currently on the market for $369k (With a floor price of $365k), and I was asked again if I could drop to around $355k. We bought this place 9 years ago for $361K. With stamp duty and now selling costs, based on the current asking price we would be losing money if it sold. I will probably need to take it off the market, and as a result of advertising the house for sale I expect we will now lose our tenant. It has cost us $1,400 so far in advertising costs, which was probably a big waste of money. If I had known that we would need to drop our price to sell by as much as this I would not have put the house on the market to start with."
24/09/18: New Price $369k
30/06/18: Agent Marilyn emailed, "No, it’s been terrible. Forest Lake has a lot of investors liquidating and not many buying. With such a long tenancy this is a difficult one.
Added to that the tenants are old and in bad health. I’m trying my best, but it’s not the easiest of sales."
21/05/18: Vendor advised has chosen Marilyn Thurtell to sell property
10/05/18: Agent Isaac confirmed he made contact w/ vendor and sent info
