13/9 Toby: has not made contact will try again. 

11/9 Jenny:  I had an agent from Dingle Partners contact me and as I expected he provided me with an appraisal based on recent sales without viewing the property. The appraisal was $10K above what we purchased the property in 2017. Given improvements we have made this is not an option as there is no urgency to sell. At this point I'm not pursuing an agent.
