Harry has a commercial Building in Engadine that is vacant and is looking to lease out.
The shop is in a modern building with floor tiles, lined walls and ceilings, air-conditioning, close walking distance to the shopping mall, local club and other facilities.
It has a shop area of 68m2 and another 29m2 two LUG secure parking within the building. Toilet facility is shared with the other 4 shops at street level. It has NBN and phone line to be connected, there is no electricity until a tenant opens an account.
I was told by a rent valuer some time ago that I should ask for $700-$750 per week plus outgoings. I would be happy to consider less than that for a tenant who will undergo a credit and good security check. Therefore the rent is reasonably negotiable. It has no facilities for grease trap or exhaust for cooking, therefore not set up for food business.
Sounds like Harry has had trouble with leasing it since Covid
