Steve - Spoke to Romina and did curbside valuation. !/70 Racecourse Road has tenants who are not paying any rent and are involved in VCAT hearings which are ongoing. $400,000 to $430,000. The vacant land at 2/70 Racecourse Road has an expired Planning Permit for a townhouse to be built. $150,000 to $170,000. The owner will get through the VCAT process and once the property at 1/70 Racecourse Road is vacant she will decide what she wishes to do. She thought that the properties would have been worth more.
