Evan: via Nat:  thinks market has gone up so should be good for him to sell and clear his debts.

12/09/2024 - Evan: Exclusive expires 30/09/2024 / vendor not returning calls - Evan has buyers waiting. One will take "+as is" @ $390K - will all the rubbish and damage. Vendor was in gaol - no update available on that but he was out to sign exclusive. Banks also getting involved - Evan will check if a mortgagee in possession has been posted on door.
