Just reviewed the house further.

The two things working against her is she bought it for 115,000 in 2020 and is asking well over double the price (pending on what she has added to improve)

It’s also zoned as farming zone which means can’t get finance and unless she has changed it to rural lifestyle then most won’t have that much cash
