4/2/26- Geoff: I visited the property last week. He called me urgently as he needed to sell as he wanted to purchase a property on the North Shore of the Hastings River. Said that he needed $1.6m. I walked him through the compliance and he provided me with proof of ID and latest rates notice. He said the deal was mine. A few days later, I asked if I could visit the property with a colleague of mine - Karla Faint. At that meeting he shared that his circumstances had changed and he was moving to Kogarah in Sydney and would take $1.4m. There was a lot that needed to be done to prepare the property for sale. He also shared that the agent that sold him the property was prepared to pay (without repayment) all marketing - - $4,000. Two dwellings that had not been Council approved would have been an issue. We appraised the property at about $1.3m We walked as the property is most likely worth $1.2m and we were not prepared to pay the marketing costs.
21/11/25 Geoff: Hi Alan, Sorry to hear that your phone is not working too well. The reason for my call was to just give you some information on a lending facility that we are now using that will pay for marketing and preparation of the property up to the value of say $30,000. The facility runs for 180 days and would be repaid out of the proceeds of the sale or from you should the property not sell or if you took it off the market. We have been successfully using this platform as it is easy to use and quite inexpensive. For say just the marketing of $4,000 – photos, REA and Domain the outlay for 180 days is approximately $300.00 Give it some thought, because if you still have stuff that you would like to do, it could well be an appealing option.
31/10/25- spoke to Alan yesterday as we are looking to sell next door neighbour. He is having a hip replacement later this year and has a very bad cold - his health is declining and the property preparation is quite frankly beyond him. I said that I would contact him in the New Year
13/8/25 - Alan has been in the wars, has recently slipped over and cracked ribs not in a position at present to do the work required to prepare the property quite elderly and a little slow in realizing that he does not have the presence of mind nor the ability to sell the property could be quite some time before he moves
14/10/24- Geoff: The vendor has very little cash reserves and not that active - age and. Body? I have had regular contact, I have also visited the property on 6 occasions. His expectations on price is $2m? He has not engaged an agent at this time. Will keep you posted.
30/4 Geoff said he is two to three months away from being ready needs to do some work to the house, no cash flow so a slow burn tight situation. He was told he was the preferred agent
26/3 Geoff in touch with client closely interesting property not worth what the client wants and he has no money but you never know he would do an expression of interest.
