Mark - Yes I believe it will be popular in market under those two segments (Lifestyle & mixed cropping grazing) 

Clearing land is costly in both time and diesel etc. So from desktop perspective I don't see it making the average district $per acre as the market will likely penalize it to factor those clearing costs. 

Best to wait to after a break in season and crops are up to add green to the broader landscape appeal. Also cooler months appeal to lifestyle buyers for campfires and motorbike and horse riding.

 Hi Natalie, I've had a very comprehensive discussion with Lorna and Kirsten this evening. Appears to be largely lifestyle property due to heritage listing over the native vegetation on the bigger title and then greater prospects towards a more commercial mixed farmer segment of the market on the smalller section which will most likely realise more for the same reasons as in minus the heritage overlay and has more improvements and infrastructure.
