VERY BAD CONDITION - SHULD BE FIXED BUT EXECUTORS WANT TO SELL AS IS - NOBEL AND DVID ARE TAKING ON

john - Yes, I appraised it. Given its condition I through $600k. They were thinking $1mill. They are holding off did a few months to sort some of the body corp and lift that doesn’t work issues.


SHERI - Noble Davis here was "blessed" with the non-council compliant, dangerous building that will not pass building inspections etc that is 4 storey in the air - I suggested the mature aged descendants do a building & pest inspection 1st - example cable ties holding electrical switches to walls outside, lift to top floor that is very dangerous out of action + steel plates around are not flat but puff pastry visually with long term no maintenance, water leaks through the roof & into enclosed patio green as, oh & the oven is in a cupboard under the sink :) So this one should have been crushed, but has 3 units vertically beneath it...+ was illegally built in the 1st place....


At needs sooo much work, (as knew with others in same building) so much rust over decades + the lift in home is also condemned.


The elder son & daughter even said they have so much to sort & I suggested for them to get a pest/building inspection 1st to really show up any problems…as is 1st time since industry since 1992 have told a vendor to do that as is so bad of condition. If didn’t have 3 units beneath it, would be a demo job for the prime land basis. Will know in a few weeks their thoughts as awaiting lift company to visit to determine too.


TIM - Yes we have had two meetings with the sellers . They have a fair bit of remedial work to do in order to get the property ready for sale . As as result of this they have put the sale on hold. I will let you know if and when the process is recommenced. Thanks so much for the lead.
