26/11 AS2 To Agents for update see responses 


Lucas: They are still indicating they are listing the property and with me but waiting for probate to be granted before moving forward. 

Stewart: Coincidently, I spoke to Bob about 1.5 hours ago and he advised that probate is still pending. We agreed that Christmas New Year was now going to be an issue. We have agreed to revisit the question of value and I’ll try to agree a plan to bring the property to market.




31/10/24 Robert client: still waiting on probate will chose one of the agents


Stewart: 2/10/24-Bob advises probate is still pending. Bob indicated he thought they would favour me with the listing when they are in a position to do so. Indicated I would follow up again in approx 2 weeks.

19/9/24-Patrick Power: Spoken with David (Neighbour) The appraisal is locked in for Today 19/09/2024 at 1pm.

Spoken with Robert yesterday afternoon, let him know my appraisal price of $530k to $570k, recommended getting a cleaner through the property prior to going to market, proposed a marketing schedule of $1950 and commission fee of 3.3%. Emailed that all through to Robert after our conversation for his consideration.

Stewart has spoken to client will ctc the neighbour for access. 20/9 Spoke to Bob Keith and we have an inspection of the property arranged with the neighbour this afternoon at 3pm.
