JAde - Yes I have, unfortunately the owner did pay a very high sum to build this property ($980,000) which included a lot of specialty items for assisted living purposes. It has a very specialised buyer audience.

I dont feel the market would be positioned to make her a profit of which she would like - she advised she wouldn't sell for less than $1,100,000 although given its such a niche product it may happen although unlikely but it would be up to her if she wants to give it a shot. I dont think she liked my advice on the price point though but I have to be honest about the current market conditions. I dont see this one coming to market with me based on our conversations.

JADE - Yes, not the best marketing techniques considering they are going to for a record price.

I had a chat with Carmel yesterday, she is now renting the home furnished room by room through a property management company called "living rooms" for $1200 per week but this does include all bills such as electricity, gas, internet etc. I have sold homes like this before, it's a unique buyer but they do exist. I have come into contact with the property management company before for sale purposes and they have deliberately tried to sabotage our sale campaign by not providing any tenant contact details and engaging with other buyers agents directly to try to generate a sale without our involvement which was very frustrating. I have asked Carmel to reach out to me directly and not discuss any potential sale with "living rooms" first should she want to sell due to their unethical practices in the past.
