30/10/24 Francine called this morning to say they had to withdraw and cancel the Form 6 as this lady was a nutter cant work with her.

30/10/24 Francine Setchell on Form 6 had:  Offers over 920k (which was 20k higher than previous agent) signed and initialled by both client and agent.  Client said she wanted offers over 950 but agent said she cant do that unless repairs are made to the garden Drainage issues which showed up on the previous building and pest report which agent went over with her. 

Marketing costs which agent had quoted : Premier listing on REA, std on Domain, and use of Existing previous photos which were online so client did not have to spend again (as she was crying poor) $2659k with no photography which the client negotiated down to $2500K agent agreed to cover the balance herself.

On 21st October whilst Francine and her brother were there at the house meeting with client, the client sent a text to her current agent to remove from marketing since the exclusive agreement had expired. ***



30/10 THis lady is a nutter had to tear up the Form 6 will not work with her she does not really want to sell 

25/10  she is hard work but signed her up will try to get it sold
