Claire has interested buyers, liaising with vendor who is in talks with accountant re sale, has permission to sell and set up an on sale / something lkegal behind it

27/01/2026 - Claire: I have kept in contact with our mutual clients Damaion and Tammy. Leading up to the Festive break I had an inspection with a client who required a property by the end of January. We have been informed that the build completion date is the middle of February, so have missed out on that sale. I am still waiting on Damaion. I will inform Damaion and Tammy of the situation and advise.  

 8/12/2025 - UD Claire:

Good morning clair, i have rescheduled a meeting today at 10:39 , my agent was unavailable yesterday, i discussed the potential sale with my solicitor just prior and it would need to be set up as an on sale ? how serious is your potential buyer. After my meeting at 10:30 i will give you a call

Claire: I have been in touch with Dameian and Tammy, in regard to Listing the property as I have an interested potential Buyer. Dameian has emailed me through the Building Plans but the potential Buyer wants to inspect the home which I believe will be completed somewhere in the middle of January 2026. I can write up an Offer with Special Conditions, but my potential Buyer requires an inspection before he signs any paperwork. My Buyer?s lease expires at the end of January so he is keen to have? a roof over his head ? and he is positive of an outcome. Dameian has requested an inspection but was not approved by the builders. Apparently due to no Titles being issued he is not the current owner?. I have emailed Dameian to again ask for an inspection. Hope this can get sorted as everyone will be away for the next 2-3 weeks over the Christmas and New break. 1

Dameian: Good afternoon Clair thank you for your email , i am waiting on a call from my agent this afternoon , i will get back to you after i have had the discussion with him and advise of the outcome. 

4/11/2025 - Claire I have texted a photo of the home to Dameion and Tammy. I can only take one from the front when there are not workers walking around. I has asked Dameion if he can authorise myself to inspect inside. I wait for his reply. Will be in touch once I have further information.

20/10/2025 - Claire: Drove past yesterday, construction has been completed now painting, fencing etc…. is on the go.

Have emailed Tammy and Dameian an update. Have spoken to an investor , just waiting on an inspection date so that I can take him through the home.

17.10.2025 - Claire: The company that builds these homes also sells them on behalf of the seller so there is competition

Called in: Completion now end of October, 2025 - wants appraisal (agent contact) end September 2025.
