22/08/2025 - Leo: Delusional vendor - property is a knock down - likely block value only, existing structure has been destroyed by tenant and is not habitable. Would likely need $50,000-$75,000 spending to be in a saleable state. Would not recommend the vendor spend this in the current market as unlikely to recoup. They are looking at sub-dividing but unaware this will cost them at least another 40-50k. Not a good match for us and not someone Inwoukd consider working with.
