Good news - this contract is now unconditional. Settlement is set for Thursday 20th November.


Please see attached a copy of our Sales Agency Agreement showing our agreed commission of 1.5% (inclusive of GST) and the Deed of Direction and the sale price of $2,265,000.

GLENN -IHope you’re well. Just wanted to give you an update on things here with 65 Tenth Ave, Joslin. I have been able to get the property under contract today for $2,265,000. This is a great price, given that most of the market feedback was coming in sub $2 million. 


We still have cooling off to get through which expires at 11:59 pm on Wednesday next week, and the offer is subject to finance approval at the latest 27th of October. The buyers are reliable borrowers (both our doctors) and I have been in direct contact with their mortgage broker, who assures me that the finance will be approved. Settlement is scheduled for 30 days after which ever day finance is approved.


So it’s not done yet, but we’re moving the right direction. I’ll give you an update if/when the contract becomes unconditional.


 met with Lyn today and she gave me the go-ahead. A complicated sale and ambitious price but will get to it. Agency agreement being signed on Monday. First open Saturday 6th Sept, best offers closing Tuesday 23rd Sept.

Messy one - found out that Lyn bought prop - dod not settle - renovated and lodged a caveat ont he proeprty - now looking to sell - Kosta was re by harris who sold it so cannot represent to sell again?? - He said not then said yes will lookat it - told glenn about it and he will hav a look (he is a lwyer background but will not give advice)
