It’s been a journey, looks like she’s going to sign the contract which she already had on the table, for which I will get a fee but not a commission.

It’s then going to be 3 months due diligence.

Sales Progress Last Checked - 14/1 Off Market

4/11/25- Listed it as the owner had a buyer in play if they buy it he will only charge 5k flat fee and or he will advertise and try to find a better buyer.


22/10/25-Owner has a private offer $1.4mill, 2 year settlement Ian Riley may take over the negotiations in which case the commission will have to be reduces as he had nothing to do with the buyer. 

9/10/25- Still working on this one, they already have an offer and between you and me they should take it.

I’m angling for the listing on the basis that I can squeeze a bit more out of the buyer or find a better one

22/9 Meeting client tomorrow.25/9 I met with Kay yesterday and spent nearly two hours there.

I have direct experience working for developers and I feel I could help her with her sale.

I have sent her an appraisal, and I am hopeful of a listing.
