Based on my experience of selling properties similar, your information supplied about plans and permits and the imminent electricity connection I estimate the value of the land to be approx. $265,000 to $290,000.
I have attached a CMA which shows land currently on the market for sale and land that has sold recently.
My fee for selling is 2% inc GST and I would require a commitment of $1500 for the marketing costs payable at settlement, release of deposit or on written request.
Next steps will be complete an exclusive sales authority and then I can get cracking.
