11/2/21 **** Sheri: Hi, this family is a tough one, tenants are not desirable for a sale, over cluttered too many living there, no access to rear cause of the dog, messed up grounds out front (no dog access) etc....have long lease too. Owners know vacant possession is only way, but they paid way too much too.
****CLIENT SAID NOT LISTING FOR 16 MONTHS TIME WHEN THEY WILL LIST WITH SHERI SEE NOTES FROM AGENT AS WELL
19/3- Hi, yes, had already passed this info on ages ago. Selling with such long lease + they paid way too much, wasn't visable.
Not a good % return for investor + predominantly owner occupier buyer can't move in.
She admitted they made a mistake buying it & agreed listing now would ruin proper chance, as will just sit & go stale. Knows down track will be able to do a quick real sale.
Am seeing Lawn St soon too, regards,Sheri
