9/12/2020 - Rachpal: first sale fell through re finance, took another offer @ $368K which they knocked back and said they were selling to a friend - found it online with another agent online and under offer / they must have taken another buyer to them whilst it was still with Rachpal
3/12/2020 - FU to Rachapl re Unconditional
23/11/2020 - Rachhpal: till under contract, finance extended till the 30/11/20, I will let you know once it goes unconditional.
28/10/2020 - Rachpal: 51 Merribrook Boulevard, Clyde, VIC-3978 went under offer over the weekend, waiting for the finance to be approved. I will keep you posted once it goes unconditional.
29/06/2020 - Rachpal: Interest is back after the $35,000 first home owner grant or $25,000 for non first home owner buyers. The land got covenant to build only double storey house for which most buyers don’t qualify as they only want to build a single storey house. It will sell now but it will take time for the right buyer to come. Asking price is right.
6/04/2020 - Rachpal: I have listed the property at the end. Please see attached is the exclusive sale authority. Working with few buyers at the moment but it slowed down the process due to Coronavirus.
Yogi: They are still with the old agent and being market stagnant with COVID 19 they just want to put a hold for the time being

I do apologise for not informing you of me making contact with the vendor and letting you know about the progress of the lead as I got busy and it slipped out of my radar. I will be on top of these things moving forward. I will let you know once the exclusive authority signed with the vendor and will scan and email you the copy of the exclusive sale authority.
