Sale price: $2,150,000
Commission percentage rate agreed with vendor (inc. GST): 1.2% incl GST & marketing
Total gross commission: $25,800 incl GST (less marketing costs as discussed with Natalie on initial signing - $4678.00) = $21,122
WREA 20% amount: $4224.40
Settlement date: Monday 22nd Feb
Agency attached (Sorry for the format, this is how was returned to me).
Have received multiple offers, the most recent being 2.18m, vendor counter offered 2.2m and stated the settlement conditions were not possible - they essentially want a 42 day settlement or nothing which is quite difficult at present, most deals seems around the 3 month mark.
Plenty of interest and a few solid offers, one fell through and the other the owners rejected, I guided them otherwise but now they are on the path to taking council to arbitration to lift the heritage caveat. They should have an answer within the next 10 days.. then we will be able to sell it quickly, or reduce the price heavily and sell it quickly too.. either way, the council giving them an answer will allow us to sell
VENDOR EMAILS BLOCKED
Matt noted that will do the commission less marketing and then we will take the commission for WREA off this.
Agency agreement all signed.
Contract received and taking photos on Monday for a Tuesday launch
DIB APPRAISED EARLIER IN THE YEAR - NOT LIKELY TO ACCEPT AS HE GUESSED THAT.
