21/08/2021 - Hello Natalie, I hope that you're well and keeping busy. It appears as though there is ground being made and it is likely that the proceedings in regards to the settlement process are nearign the end. I haven't been able to contact Steve as the current number I have has a message saying that it isn't taking incoming calls. I spoke with Debra (Steve mustn't know that I did that) and she has advised me that the paperwork for an agreement has been signed by both sides and needs to go to the court for the seal to be done and then it should be systems go for the property to be released to the market. I'll try to email Steve so that I can make contact with him and he can tell me the same information in relation to this as he won't know that I spoke to Debra. Hopefully I'm the agent that gets the listing which I have been told but until the agreement is signed you can never know. Kind regards Andrew
21/07/2021 - Hello Natalie, things seem to be moving this week in relation to this property. Steve rang me Monday June 28th to say that he wants to move forward with the sale, more as means to get it finished I think. The trouble is he wanted me to tell Debra not through the lawyer. I notified Debra of this intent from Steve. Not a great position to be in without taking sides and providing "legal advice" about the process without getting caught saying something that could come back to haunt me. I've advised both parties that as it's this far in the process with lawyers and courts that it has to go through those channels still, Steve wanted to proceed without that being the case. End of the day it looks like that between lawyers, upcoming court date and the intent for both parties to now move it could be 2-4 weeks and the property will be listed for sale, time dependent on court process. The next issue I can see will be the price to release to the market as there seems to be a bit of difference at this stage of price expectation. Steve wants Debra to assist in the preparation of the property and cost to do that and he thinks that Debra wants a quick sale to get her money. He's indicated that he'll lift the price up as he's got nowhere to go so if it takes longer than so be it. Some progress has been made so it remains to be seen whether the 2 - 4 week timeframe is feasible.
21/06/2021 - Andrew : Hello Natalie, I hope that you're well. I've tried to get hold of Steve a few times but I keep getting a message saying - phone is not taking incoming calls. Rang Debra who advised me that she hasn't heard from Steve for a while and the court hearing in June didn't happen as Steve's paperwork wasn't ready. Apparently Steve's tried to subdivide (which he can't do and has been told that) and Debra believes he doesn't want to sell so that he can stay there. He's appointed a new lawyer and there is a court hearing scheduled for July but at this stage the stalemate continues. I'll try to make contact with Steve via email and see if that approach works. Thanks Andrew
Hello Natalie, there is no change to this property at all. I tried to call Steve yesterday but had to leave a message and I haven't heard anything back yet then I spoke to Debra to tell her about the current strong market who said that mediation continues (next meeting June 22nd), in her opinion Steve doesn't want to move out so is delaying the process. Again I stressed the point of presentation which will assist in gaining a better price than the current condition. My comment was that I can't sell until both parties agree to settle their differences on the plan moving forward, so bottom line it's a continued stalemate.
