STEVE - MAPR 23 - Vendors asking price is unfortunately above market rate. This combined with the increase in building costs and the increase in interest rates, makes this site unsellable.
Asking price too high. Property will sell in the future when prices grow.
Its ok to keep it there. I am in touch with them from time to time and I imagine they may reduce their price expectations if we find a suitable buyer. It is off market though, they don't wish to advertise it on market.

steve UPDATE: Unfortunately its overpriced for the location. I can’t get any of my developers to pay the asking price.
Unfortunately one vendor wants $2.5m for his 1510sqm. He definitely wont have a buyer. Land values in that area are approx. $800-$850 per sqm.For the other two vendors who collectively have 7905 sqm of land between them, they were seeking $1100-$1200 per sqm. I have just sold 2 sites in Seaford close to the beach at $1000 per sqm and Seaford is more expensive than Frankston. Those two vendors are overpriced also. I have told them that. I did get these two vendors an offer of $7,000,000 for their land which equalled $855 per sqm. It was a good offer that they should have taken, but they declined it. The buyer is now out, and pursuing other opportunities.I don’t think you and I should plan on spending our comm. It wont sell, until they choose to meet the market.If things change, I’ll let you know.
