2/03/2021 - Rob: A very nice lady and want to look after her the best I can and achieve the best result we can. Review after 2-3 weeks I reckon. (She will be arranging a couple of garage sales in that time) Then arrange brochures and arrange Internet “live”.
2/03/2021 - Rob: I will be seeing Pam Wednesday afternoon to sign up her home for a starting price at $170,000. See how we go at that price “off market” to start with. She is short of funds so we are doing it this way. Initial cost will just be for a Title Register Search costing her $30-75 whish she will pay up front. We will provide two free For Sale signs and hold back doing photos/brochures and placing it on the Internet in an effort to sell this way (Off Market) And hopefully save her some marketing expenses.
26/02/2021 - Robert: Have visited Pam this morning and spend considerable time with her.
The home and yards are in a poor state and it appears that she may not be able to get too much local assistance. I will be going back to see her on late Monday afternoon to discuss pricing, costs, fees, charges and Marketing. By the way she told me that she is hoping to sell for $170,000, but I believe that will not be achievable. Having said that we can try at this price if she insists, to see if there is an “emotional” buyer out there Mark.
Comparative Sales indicate she could achieve offers between $145,000 and $155,000?
