21/09/2021 - Nick: called Vincent, vendor is apprehensive about appraisal, FU yesterday no response as yet. Has sold a number (about a dozen) of similar (newer also) so has a potential database that could achieve the price vendor paid (he said about $1.4M) but would need to inspect property. See if you can get him in the door - Mark
