That is in our specialty area. We have just sold 46 Parkes Lane for $1.52m. Set a benchmark price.

That property is worth $1.85m. They are offering it at $1.65-$1.75m. The land alone is worth $1.2m. Agents here are underselling properties regularly because they don't know the replacement cost. Pity really.
