28/3 Josh Todd: Thank-you for this referral, I have reached out to Kyle however he was going into a meeting and could not talk. Over the weekend I conducted some research and this looks like a very exciting opportunity - the subject site is "Township Zoned" with a planning application on foot for a 28 lot subdivision.

I have a developer who would purchase the site subject to planning approval.
