15/07/2025 - Denzil: Considering that over the years this vendor has always said that he wants about 30% more than the property's value at any given time, Im not sure if we will ever be selling it haha

14/07/2025 - Denzil: As updated earlier, I have spoken with Seelan. He wont be selling until the tenant moved out (lease until Feb).

Upon checking my previous notes, Mark from WhichRealEstateAgent contacted us about this property in 2022 (Mark, I accidentally called your number earlier to update, rather than Michael's, as it was in my historic notes haha).


Besides that, we have been dealing with the client since about 2019 (both Cameron and I have both appraised the property years ago and have both been in periodic communication). 

There is a distinct possibility that this vendor will sell with whoever charges him the lease, and tells him the most. He has always wanted more than the property is worth.

I have had a chat with him again today (and emailed him) but it remains to be seen who will end up being his agent.

02/2023 - LEASED by current MA = Professionals Aldinga & Seaford

12/08/2022 - APP to agents

Carly: yes I have contacted him and provide an appraisal. I have not heard back from him as of yet. Despite following up with him I'm not quite sure what he plans to do he's had five agents out.

Denzil:L Yes, I had a look through the property. My colleague Cameron Bowes has been through this one a couple of times, and was dealing with the vendor about 18 months earlier. (I am not sure if Cameron was originally referred by you guys at the time, or was contacted directly by the vendor)  The vendor did want way too much back then, but the market has caught up his expectations. He did indicate that he is not likely to sell whilst the tenancy is in place (lease expires Feb2023).

22/07/2022 - Denzil: I have spoken with Seelan. Not likely to sell with tenants in situ (lease expires Jan23). But he will speak with his accountant. Meanwhile I will contact his property manager to arrange access for a look through
