19/09/2019 - Nik: Yes, I saw that. Michelle lists quite a lot of property, but always way overpriced, and they usually sell with the next agent when the seller gets real on price, so will definitely keep in touch. It’s always a bit harder when the seller has a tenant in too, and doesn’t really have huge motivation as they are getting rental income and don’t need to personally go though preparing for Home Opens etc every week, or suffer the loss of income when the property is vacant. Candy sounded pretty set on trying to recover her purchase price and buying/selling costs in the sale, which I’d say is highly unlikely, so it will probably take a while for the reality of the market to sink in, but I will track it and keep in touch.

12/09/2019 - Nik: Sorry for the late reply, and I have been meaning to let you know what happened with this one. I managed to get into the property (it took several weeks to arrange access). However, Candy has advised that she has decided to list with another agent (I believe Lorraine Potter from Acton) based on her sales appraisal price.
Given that the property is tenanted, making access difficult and is not presented well, and I’d say is now likely to be overpriced on top of that (I think that Candy’s expectations are based a lot more on what she paid, than current comparable sales and market conditions), this is one that I am not too concerned about missing, but it may be an opportunity for the future if the sellers expectations become aligned with the market.

13/08/2019 - Nik: Just letting you know that I finally spoke with Candy on Sunday. I have had a general chat with her about market conditions, etc, but would still really need to get through the property to firm-up an appraisal and sales proposal, so am waiting for her to send through contact information for the property managers to gain access.
